Tasmania has a cool temperate climate with four distinct seasons. Snow falls on the mountains during winter but not around coastal areas. The climate benefits are felt in summer when Tasmania escapes searing heat and high humidity.
Why was this property selected?
The property has been selected because of its location, existing infrastructure and zoning.
The existing infrastructure, a 19 unit holiday accommodation complex, was built in the 1970s. When the property was purchased, it was still in ‘original' condition. The decor and design was very dated, however very sound. Since 2007 continual improvements have been made. Some units have been upgraded to 4 star quality, a cafe has opened, car parks created, connection to sewerage, purchase of land across the road which gives direct water access at high tide to Parsons Bay for kayaking or fishing and many other improvements.
Living on the site for 3 years has provided us the opportunity to get to know the land before decisions were made regarding the subdivision. It has also provided the opportunity to establish a ‘Working Holiday' program. A ‘Working Holiday' is a method of exchanging work for accommodation and board. Some units have been set aside for people (helpers) participating in the program which is very similar to wwoofing. Up to 12 helpers can be accommodated at any given time. People from places such as France, Belgium, Korea, Germany, Taiwan, Canada, United States, Israel, Sweden, Spain, Japan, South Africa, Netherlands, as well as Australia, have stayed for periods varying from 4 weeks to 6+ months. Their energy, help, diversity and cultural exchange bring vitality into the mini community that has already started to form.
Existing accommodation enables prospective residents to have the opportunity to meet, familiarise themselves and add input into the ethos of the village, before they decide to be part of it. A ‘try before you buy' option.
Two types of zoning, residential and business/commercial, within the Village give flexibility to different living arrangements. The business/commercial zoning allows the owner to run small businesses from home, permanently reside or let their dwelling for short or long term managed holiday accommodation. The residential zoning allows for permanent residents or long term rentals. Owners can choose to live in the village full time, part time or have an investment property.
Water is plentiful with good rainfall, 4 dams, a bore and natural running creek, Sucklings Creek.
