Nestled within the seaside, holiday and fishing village of Nubeena, the Tasman Village is a neighbourhood that makes sense. Acknowledging the need to live more sustainably, the Tasman Village is being developed with a focus on community, food production, affordable housing, lifestyle and investment.

The neighbourhood, some are calling it a cohousing/eco-village, is being developed using a staged strata development scheme. A total of 65 vacant land strata lots surround an existing holiday accommodation complex, Parsons Bay Retreat. Parsons Bay Retreat, the hub of the village, is a place to wander down to when you feel like company or entertainment, with its licensed cafe, pool, therapy rooms, creative arts and workshop space for music events and seminars. A communal kitchen is available for residents and communal dinners are currently held 3 times per week. 

Fully serviced vacant land lots are available for purchase from $49,000 with a $5,000 deposit. Eight existing 2 bedroom apartments within Parsons Bay Retreat (available for immediate possession) start from $165,000 inc GST.

The village design shows clusters of planned houses, retaining their own privacy, laid out amongst vegetable and fruit gardens with ample open spaces and natural gathering places. The vacant land lots (pods) are circular and sizes are minimal (114 - 314 square meters) to allow for a house and small amount of personal land. Each owner has a share of the common land, approximately 19 acres (76,780sqm) of open space and food production areas, which is developed and maintained by the Body Corporate. Stage 1 will see 12 lots developed. Subsequent stages will be developed once stage 1 has been completed. The business zoning allows for permanent residences as well as cottage industries.

Public open spaces and streetscapes are to be organic food producing. Using the Community Shared Agriculture model (CSA), the Body Corporate of the Village will engage a Farmer to manage the food production and small animal husbandry on site. Members of the community can choose, if they wish, to subscribe to the harvest and/or be involved in the growing and harvesting. Excess produce can be sold to other subscribers from the wider community.  Plantings of olive trees, hazelnuts, citrus, apricots, vegetables and herbs have commenced. Tomatoes, leeks, carrots, lettuces, beetroot, garlic, zucchini, kale, onions, radishes, chard, silverbeet, beans and spinach have been harvested.

Lifestyle Choices

The Tasman Village offers lifestyle choices. It is not ‘hippiesville' nor is it a soul-less suburb. It is a sensible alternative combining wisdom and experience from the past with current technology and practices. It suits a variety of lifestyles;

  • Permanent residents: As well as providing land and/or housing for sale, there are some lifestyle/business opportunities for people with backgrounds in food and beverage, management, farming, building, personal development and health care within the village.
  • Part time residents: For example, those who wish to travel regularly and have a maintained ‘home base' that has the potential to be income earning.
  • Weekenders: Hobart residents who want a ‘weekender' without the drudgery of maintenance.
  • Holidaymakers
  • Investors

The design of the village is intended to encourage a ‘rich' and interesting lifestyle that doesn't require a huge financial investment. A wholesome lifestyle, rich with an abundance of good local produce, culture, music, art and education on a small scale, with a structure that gives a choice of privacy, community, stimulation, relaxation and support.

We believe the project has good foundations. However, it is still at a stage where it is open to final design interpretation.
